Tenancy basics: deposits, receipts and agreements

6 min read · Nyumbani10 editorial · information only — not legal advice

What a proper tenancy agreement contains, how deposits should be documented, and where disputes go.

Before you commit

Never send money before you have seen the property, land or goods. Walk away from any advertiser who pressures you to pay “to hold it”, especially via mobile money to a new number.

What to check

Verify identity of the advertiser (our badges help). For land and sales, run a registry search at your own cost and involve a licensed surveyor or advocate. For rentals, get a written agreement and receipts for every payment. For services, ask for licence numbers (NCA, EPRA, PSIRA, county permits as relevant) and a written quote.

What Nyumbani10 does and doesn’t do

We publish adverts, check adverts where we can and take down fraudulent ones fast. We do not negotiate, manage property, hold deposits or take a commission on any deal — the agreement is always directly between you and the advertiser.
